Six services, in the order a project meets them. One team carries it from the first sketch to the last site visit.

Stage 1: Conceptual design

First ideas become drawings, diagrams, sketches and 3D models that test concepts and spatial relationships, fixing the layout, the character and the key design moves.

Stage 2: Permitting and approvals

We make sure the design meets every applicable code, regulation and standard, and secure the permits the project needs before construction can begin.

Stage 3: Construction documents

Detailed drawings and specifications: everything the build requires, and the shared language between the design team and the construction team.

Stage 4: Bidding and negotiation

We invite bids from contractors and negotiate the contracts, so the project is built at the best value, within budget and on time.

Stage 5: Project management

Planning, organising and running the project efficiently from conception to completion, to the client's satisfaction.

Stage 6: Construction administration

We oversee the build, coordinating contractors, resolving issues and visiting site, so that construction matches the approved design.
